Average rent hits €825 per month as Dublin prices rise significantly

It’s bad news for students going back to college in the coming weeks with prices rising by up to 7 per cent compared to this time last year.

IT’S BAD NEWS for students going back to college in Dublin in the coming weeks as the battle to find somewhere to live starts up again.

A new study has found rent prices have risen significantly for accommodation near Dublin colleges, up by 7 per cent compared to the same time last year.

However the report emphasised the increasing difference between Dublin and the rest of the country with rental prices rising by 1 per cent on average across all other counties.

The average monthly rent is now €825, compared to €792 one year ago, while the average rent in Dublin is now €1,148 per month, according to property website Daft.ie’s quarterly rental report.

The average rent in Cork is €806 – an increase of 1.8 per cent – while the average rent in Galway is €792 (up 2.7 per cent). Limerick rental prices have fallen 0.2 per cent to €642 per month on average while Waterford has seen a drop of 2.7 per cent to €591 per month.

Economist Ronan Lyons said demand for accommodation remains strong in urban areas – especially in Dublin. “As a result, with properties shifting faster, students may feel more rushed when looking for accommodation for the year ahead,” he said.

However he noted that rents have remained around the same outside of Dublin, highlighting what has become a gaping disparity between property prices in Dublin – which have begun to slowly climb – and all other counties.

“This gap between Dublin and much of the rest of the country is a trend seen consistently over the last 12 to 18 months,” he said.

One of the biggest reasons for the rental price hike has been the drop in the number of properties available. There has been a drop of 43 per cent in the number of properties to rent in Dublin compared to one year ago, falling from 4,212 to 2,394.

The findings echo recent research by the Central Statistics Office which found that property prices have risen for the first time since 2008.

We can extend the DART to Drogheda but not Dublin Airport – Only a few kms off the existing line – and instead have to spend billions on an unnecessary metro??

@Barry Sorensen: Don’t worry. “The Metro” is a fantasy and will never happen. Though greater Dublin as a city region of approximately 2 million should by now have about 3 metro lines like other cities of its size in more developed countries.

Until there are more lines going into the city they are just tinkering around the edges. If they increase the DART frequency (which is planned) then there won’t be capacity for commuter/intercity trains which use the same lines.

@The next small thing: it’s way more than tinkering at the edges. Whilst there are no extra lines, overall passenger capacity will increase significantly due to the electrification and other planned infrastructure upgrades. There will be one Belfast train per hour, which I think is what we currently have, so no adverse effect there

@Le Merchelant: Not really, 99% of the time from Malahide/Howth Jct the commuter train just crawls along behind a Dart all the way into the city centre so you shouldn’t notice much, if any, difference in journey time.

@SYaxJ2Ts: The overall numbers may increase but with DART’s running every 6 minutes then any intercity or commuter train will get delayed behind the DART. Unless the plan is to terminate the commuter trains at Greystones/howth junction and for passangers to change over to DART’s.

Didn’t our government pass an essential infrastructure bill many years ago to reduce these projects being delayed. They have never used it, so we waste vasts amounts of money at each stage. Someone is profiting but not the public. Only in Ireland would we cheer loudly for a plan being submitted not the projects completion.
