Ireland will need 550,000 more homes and 660,000 more jobs for extra 1 million people by 2040

From today until 3 November, the public can make written submissions on the government’s national planning framework.

IRELAND WILL NEED 550,000 more homes and 660,000 more jobs for a one million increase in population by 2040.

The government has published a draft of its long-term strategic planning framework for future growth and prosperity, Ireland 2040 – Our Plan, and is calling for input from the public.

Of the one million extra people, 25% are planned for Dublin and another 25% across Cork, Limerick, Galway and Waterford.

According to the draft national planning framework this will enable all four cities to grow their population and jobs by 50-60%.

The remaining 50% of growth is to occur in towns, villages and rural areas.

Some of the objectives of the national planning framework are to:

  • Enable people to live closer to where they work, moving away from the current unsustainable trends of increased commuting
  • Regenerate rural Ireland by promoting environmentally sustainable growth patterns
  • Plan for and implement a better distribution of regional growth, in terms of jobs and prosperity
  • Transform settlements of all sizes through urban regeneration and bring life / jobs back into cities, towns and villages

Minister of State for Housing and Urban Development Damien English said, “Twenty years ago, we were a country of 3.5m people; by 2040, that will be approaching 6m people and an island population of nearly 8 million.”

From today until 3 November, the public can review the draft plan and make written submissions.

Minister for Finance, Public Expenditure and Reform Paschal Donohoe said:

“The feedback from the public consultation phase will assist in finalising Ireland 2040 so that there is a robust, clear and realistic strategic planning framework for my Departments to progress the appropriate budgetary and investment follow-through, in particular through the 10-year National Investment Plan, which will be published together with the National Planning Framework.”

    @Dave Murray: We have as an EU country one of the lowest rates of Homelessness in the EU at around 0.15%. Even the Great Germany is around the 0.50%. Agreed that it is a crisis for those who are genuinely “homeless” most of whom are centred around Dublin, followed by Cork but in the scheme of things it is not really a crisis. The problems is that The State pushed investment (jobs) into the cities but did not build the properties to house the increasing workforce. If incentives had been given to companies to locate outside the cities we would not be having this problem.

    @Ó Connmhaigh: You are wasting your time trying to make a point with the anti Irish who actually live and were born in Ireland, they love to see scammers helping themselves to the taxes you paid over the years. € 3,000 will buy you cheaper 3rd level and eventually get around € 12,000 a year sent to you wherever you go to live after you buy an Irish passport. Trying to be true to your birth country is now a dirty word these days regardless how many come here for the weather rather than the social welfare and how many real Irish people who pay for the system lose out.

    @Niall Brew: Your argument implies that we should have a skills-based immigration system, whereby we admit non-nationals with skills that the Irish do not have. I agree with such a system. But that’s not what is in place at the moment. It’s a free for all, and Paddy has to foot the bill. The Census showed more non-Irish unemployed than Irish unemployed. Why are they here? And for every non-Irish Google employee we have a rake of non-Irish taxi drivers. Why are they here? Are these the skills we need? You talk of my ignorance, but you’re swimming in bliss.

I was making a point not about foreigners I don’t like scammers and if you had an Irish way of thinking you would realise what I meant by suggesting pensioners “get nothing” perhaps I should have gone into the fact that they get less then they used to and also should have included those who are ill.     @Paul Foot: absolutely. Build up is the only way. With such a high demand for housing why put 40 apartments on a site when the sky is literally the limit and could easily have 200 apartments in the same spot.

    @Peter Cavey: Given that the netherlands supports a population 4 times that of Ireland with half the area, I’m sure that going up is the only way. While I agree that the high rise luddites are holding us back, there is more than enough space on this Island for 10 million more by making the best use of what the empty space, rather than trying to force cram the cities.

    There’s been absolutely zero meaningful debate on immigration- that’s the issue on the public’s tongue. The most obvious thing to ask is how many of these people will be Irish born?

    What social benefit is there from immigration? For who? Who is the demos in our democracy?

    Migration into the republic should at least be restricted until the public service and housing catches up with present demand. After the German election results and Brexit pointing to public dissatisfaction with immigration who could argue against restrictions to worker categories in demand…we are not stuck for bus and taxi drivers, religious ‘leaders’ or social welfare spongers…

    @Arnold Lane: Have you missed the last 5 decades? With the exception of this recent reduction in the building of houses, councils have been building properties on demand, and selling them back to tenants at 60% discount with rent at a 2% of the house price per year. Unless you were absolutely useless with money, they state was given people on low and no income dole and rent supplements the money (around €1000/year) to pay “rent/repayments” for hundreds of thousands of houses which eventually passed into private ownership. In my own county (Donegal), every second house is now a holiday home for someone living in London or Dublin that was paid for by their parents dole. If that’s not a free house, I don’t know what is.

    @Arnold Lane: It is if in the few cases it is paid for by the council and what little rent the tenant is liable for is paid for out of the free money they are given for nothing. In this case, it is ‘free’.

    Ireland at present is no longer a sovereign state and by 2040 Irish identity and culture will be a long lost memory, we will be totally integrated into a federal EU where open borders will be the norm, native Irish people will be the minority along with religion etc. Not alone will houses / jobs be needed but new schools / hospitals infrastructure.

    So the landlords’ régime plans to increase the population of the 26 counties by an extra million people over the next 20 years?

    But where is this extra million people to come from? The fertility rate of the Native Irish has fallen below replacement level, and the régime has no plans whatsoever to change that. So, the Native Irish population will be shrinking over the next 20 years. We must conclude then that the régime is planning to pack in another million immigrants over the next two decades. By that time, the Native Irish will be the old and the dying, while the young and dynamic will be alien invaders.

    This is a more profound Genocide than anything the Brits ever did to us.

    It also says that we only need 660,000 new jobs for the 1m people. Therefore 380,000 will not be working. As this 57% not working I am issuing that they will not all be unemployed. If we allow 5% unemployment then that means there will be 360k neither working nor unemployed so a fair assumption is that they will be children (I am ruling out OAPs as this is new population). So with 43% of the 1m people potentially being children they are only allocated an average of 1.8 people per house. Is the plan to build a few ghost estates?

    By density I am referring to the density of population per house, not land density which would require size and space. This only requires the number of houses and the number of people staying in the houses to calculate the average density

    Of course I understood high density housing is but if you read my post correctly i said high density LIVING and not housing. As I explained, I was referring to the density per house. The hint was there in that I explicitly stated that it was only 1.8 People per house. Do try and keep up.

    @Paddy Hayden: reason we need these people like those in the construction industry is because of last economic crash where developers shafted sub contractors who at this stage for carpenters, plumbers, electricians are hopefully in employment in another sector and most certainally dont wont back to being shafted again

    @Dave barrett: the Chinese now realise this was a mistake – one child per couple. Their population is now ageing much quicker than the numbers being born. Not enough young workers coming through to maintain the status quo.

    @Dave barrett: It’s not really where I was going with my comment . My point would be , why do we have to import people , when we are making it so difficult for the Irish to raise kids . Import seems to be the answer for everything . No training , paying decent wages , incentiveizing people off the dole instead of just hiding them in some w@nk back to work scheme .

    @Fred Jetson: if my aunt had balls she’d be my uncle. This country is not capable of dealing with an extra 1million people 550k houses and 660k jobs. Infrastructure not there. What about schools hospitals etc besides housing. This was pursued in the Celtic Tiger era. Sounds like rehashing old stuff. This is the Special Communications unit at work. Alternative facts.

    If they’re really serious on achieving these goals the government need to step in and get a few very tall developments greenlit to set a precedent for the future. There are too many people living in the past. Our larger towns should also allow higher developments to stop them spreading out into the countryside. We have too many one-off developments as it is.

    1. Build an outer motorway ring road linking Drogheda, Navan, Kilcullen, Tullow and Arklow.
    2. Develop the ports of Drogheda and Arklow as container ports.
    3. Have a dedicated lorry lanes on the ring road.
    4. Abolish the speed limit on motorways outside urban areas.
    5. Concentrate the building of new towns and new industries inside the outer motorway ring road and outside the M50.
    6. Finish the motorway linking Cork, Limerick, Galway, Sligo and Letterkenny then develop the satellite towns.
    7. Develop tax free incentivized bus corridors between the main cities and the satellite towns.
    8. In the new towns the Government should fund houses owned by the Government but rented at a lower rent than in the cities. People in these houses should have free travel to their workplace each working day.

    Totally agree. We must both build more densely inside Dublin, and massively increase home building in towns in Kildare, Meath and Wicklow. The outer orbital motorway will facilitate this and also take a lot of pressure off the M50.
