Developer Gerry Gannon lodges plans for 1,950 apartments in north Dublin

Planning documents show that Gannon Properties will provide 195 dwellings to the Council as part of the development.

ONE OF THE country’s best known developers, Gerry Gannon has lodged plans for 1,950 apartments at Clongriffin in north Dublin.

As part of the plan, Gannon’s Gerard Gannon Properties Ltd is seeking planning permission for 1,130 ‘build to rent’ apartments and 625 build to sell units.

A letter lodged with An Bord Pleanala confirms that Gannon Properties have agreed in principle to comply with Part V requirements to provide social and affordable housing as part of the scheme.

The documentation states that Gannon Properties will provide 195 dwellings to the Council under Part V as part of the 1,950 unit proposal subject to planning.

The planning documents show that Gannon Properties has put a value of €60 million on 223 Part V dwellings at Clongriffin.

The 1,950 units are to be built across 15 blocks.

The original masterplan for a 53 hectare site Clongriffin in 2003 provided for 3,600 residential units and to date, Gannon Properties has constructed 1,685 dwellings, duplexes and apartments with a further 503 units under construction.

The new applications represent part of the final development proposals for Clongriffin which is located 9.5km to the north-east of Dublin city centre.

Consultants for Gannon Properties state that “the proposed development on these lands is unique in that 80% of the infrastructure, including roads, a rail station, water and drainage, as well as social and community facilities are already in place.

The planning documentation states: “It is evident that apartment developments are required in urban areas to meet the current demand for housing, particularly in Dublin.”

The planning documents state that site for the apartments is already well served by a wide range of existing social and community facilities and is well located in terms of proximity to large retail centres and existing high-quality public transport.

    So nothing has changed since the crash, a leading player in Anglo Irish bank Golden circle is back building again. While people still suffer for the builder’s greed not so long ago.

    @Liam Ó hAodha: not enough infrastructure and recreational facilities in the area to ensure the are doesn’t turn into a big problem area in years to come .

    @Declan Byrne: agreed. We recenty had pedestrian lights added to all 4 corners of a roundabout. The system is ridiculous.
    Take away roundabout, add cross roads.

    @Declan Byrne: infrastructure? Clongriffin has a train station with a dart line into the city, 4.5k to the M50 & port tunnel as well as numerous bus routes.
    Recreational facilities include fr Collins pk with a skatepark, playground & running track, also Trinity sports center on main st which has a swimming pool. Dozens of shops, restaurants and a couple of gyms on main st.
    Are they missing anything?

    1 seamstress, centra, off license,
    Chipper, Italian and Chinese restaurant, barber and beauty salon
    New vet opened recently and estate agent
    Loads of free shops plus the huge mall which never opened

    @vfagan: round abouts or junctions in high traffic areas should have footbridges or underpasses. traffic lights on a round about for pedestrians is just cheap and stupid.

    @Ian James Burgess: Because there is a massive shortage of rental accommodation – esp of 1,2 and 3 bed apartments – which is why rents are so high.

    @ObsidianShine: it’s also unlikely that the 10 per cent will happen. It may have changed now but in years gone by the developer could pay a levy to the council to avoid their 10 p.c. commitment

    The irish public moan there is not enough housing in Dublin, yet when houses are built, people are not happy about who is building them. 195 houses for social needs should be seen as good news!

    wonder will the same happy clap seals who are cheering on the likes of Gannon, be so smug when bubble number 2 bursts and we have to foot the bill for his little development empire, like the last time. Remember folks in your eagerness to see these melts who will never really suffer when things go belly up succeed with these sort of over priced and robbery type rental developments, it will be you, your kids and grand kids who will be paying for the likes of this lad to be able to walk away from huge debts when the overheated housing mess we have comes crashing down . Oh and before someone says I am soft, I have no problem with this sort of supply and demand greed, but the sickening part will be when the brown stuff hits the fans and this lad and his mates will ride off into the sunset leaving us with the bills to pay because the powers that be were too “soft” to nail them for their over spending like before and bailout 2:0 along with Nama 2:0 come along
