Over 1,000 new houses set to be built in Clondalkin

An Bord Pleanála approved the South Dublin County Council development.

OVER 1,000 NEW houses will be built in Clondalkin after An Bord Pleanála approved the development. 

The 1,034 houses will be built on land owned by South Dublin County Council in Kilcarbery, Clondalkin. 

The development, which is expected to take four years to complete, will include 310 homes designated for social housing.

Daniel McLoughlin, Chief Executive of South Dublin County Council, said that building should begin as soon as possible, calling the houses “vital”. 

“We must now get on with commencement on site at the earliest opportunity and look forward to the development of this new community,” he said. 

Under the deal agreed with South Dublin County Council, building company Adwood Ltd will pay the council €38 million and will build the 310 social housing homes, while 50 houses will be provided at below market price. 

The development will also include a “community building”, as well as a creche and retail unit. 

South Dublin County Council has committed to building 4,500 homes in the coming years.

The Fine Gael-led government has faced considerable criticism in recent weeks over its record on building homes, with housing minister Eoghan Murphy narrowly surviving a vote of no confidence in the Dáil last week. 

Thousands of people took to the streets in Dublin and Cork last Thursday to demand more action on homelessness from the government.

    Clondalkin doesn’t have the infrastructure for 1000 new homes. The village is struggling as it is: traffic, school places, shopping facilities etc. ABP have also granted PP for a nursing home to be built slap bang in the middle of the village.. Right in front of the beautiful church and the convent attached. The brown envelopes must be bulging.

    @MrsWoman: so what don’t build the houses? Maybe there are plans to upgrade the infrastructure as part of the development? Or are you just another harbinger of doom?

    @MrsWoman: yes it does, people simply need to make the infrastructure friendly choice. Grab a bike, not used to cycling? Grab a cargo bike. Dont have the fitness? Grab an electric bike. You speak of brown envelopes but all I see here is selfish nimbyism

    @MrsWoman: they’re doing the same in Citywest. They need to have infrastructure and amenities in place or build alongside these new developments. No community centre or green space and thousands of new builds being fast tracked

    @Natalka Mayo: That is very true in terms of Citywest, houses are being built there at a rapid rate. Unfortunately I don’t think the country can wait to get the infrastructure in place. The population of Ireland increased by 64,500 in the last year according to the CSO. Even to stand still, Ireland probably needs to build 20,000 homes per year if the population increases at the current rate.

    @Paddy J: On the one o clock news they are reporting a central bank study recommends that 34,000 new homes will be needed each year for the next decade to keep up with demand. 340,000 new homes is a staggering number!

    @MrsWoman: Yet another lazy accusation of corruption. The land is zoned for residential development, and the nursing home is being built on land previously owned by a religious order. The development plan is drawn up on a 5 year basis, with plenty of opportunities for for consultation and input from public bodies and individuals.Did you make any submissions to change the zoning of the land ? Did you contact your local councillors ? No, far easier to post a lazy ass comment about alleged corruption when planning is granted in line with the agreed development plan eh ?

    @MrsWoman: What’s wrong , with building a Nursing home right in middle of village, I think its a great idea, some of the residents can get out and about and have a bit of independence.

    @pat seery: quite apart from the question of who is going to pay for 100% social housing (whose taxes do you suggest we raise, or what spending should we cut?) a proper social mix is essential otherwise you get exactly the same problems we had in St Michael’s Estate, O’Deveney Gardens, Ballymun etc which I am sadly old enough to remember.

    But it’s great because houses (including social) are badly needed and there will be a lot of construction jobs created over the next 4 years!

    @Just Noticed.: let’s not fall into the working class looking down at the unemployed and in turn the unemployed looking down at refugees . We all fight and call each other names and labels . But the real problem here where all that anger needs aiming at. Is those in power. The division this government has created to take the eyes off their mis management is frightening . More homes and more people with a place to safely sleep is where we are at. Fighting for homes not who is in them would be an idea worth thinking about

    @Just Noticed.: refugees don’t get social housing. Refugees are put in private housing paid for by the EU as part of our deal with it. If you don’t like it you can live elsewhere or vote differently in the euro elections.

    In an ideal world the council would have the expertise to hire architects , engineers and builders to develop the entire site for social and low cost housing but getting 38m for the site and 310 social houses is not bad. A total of 1000 new houses is a welcomed addition to our housing stock.

    @Thomas Maher: I don’t see that SDCC have any choice. They have no skills internally to manage and build houses and they need to get the houses built asap.

    @Paddy J: sdcc already employ architects, carpenters, plumbers, bricklayers, plasters and any number of other trades needed, employ more, and for your usual argument of oh all these social houses would create ghettos, no it wouldnt, i cant remember the exact figure but its around 65% of social housing residents are employed and btw 100% social doesnt mean all those unemployed people you enjoy looking down on, it can mean affordable housing for couples starting off, affordable rents for young people working and council tennants, the fact is, and there is no argument to be made, the market will not fix this problem and a fine geal government certainly wont either.

    @Thomas Maher: SDCC may employ architects and planners but the numbers of construction trades in any council is neglible, and certainly not enough to embark on large scale housing projects.

    The average house nowadays has at least two cars. So 2000 extra cars trying to drive in/out of Dublin. I hope bus Éireann and irish Rail are planned more buses /trains?
