Developers seek 'fast track' planning for 5,035 units for Dublin over five day period

More than 9,000 residential units have been applied for under the SHD system for Dublin over a two week period in April.

DEVELOPERS HAVE LODGED 12 separate ‘fast track’ planning applications over a five day period for 5,035 residential units for Dublin under the Strategic Housing Development (SHD) system.

The 5,035 total brings to more than 9,000 residential units that have been applied for under the SHD system for Dublin over a two week period in April.

The surge in applications follows a scramble by developers to meet an April 19th deadline in relation to the SHD scheme.

The scheme is currently being phased out but developers can still lodge applications for their planned SHD schemes.

This is where any applicant has received an ‘Opinion’ from An Bord Pleanala on their preliminary plans after December 17th last or is still awaiting an Opinion and those developers have 16 weeks from the date of the Opinion to lodge an application.

The recent surge concerned applications where developers had received an Opinion from An Bord Pleanala on their preliminary plans on or before December 17th last.

The largest scheme for the capital in the most recent five day period is a 927 unit apartment scheme by Dwyer Nolan Developments on the grounds of the former De La Salle School at Ballyfermot Rd, Ballyfermot.

The scheme comprises eight apartment blocks with one rising to 13 storeys in height.

According to documentation lodged with the scheme, the developers, in compliance with their Part V social housing obligations, are proposing to sell 93 units to Dublin City Council for €33.8 million – which works out to an average unit cost to the Council of €364,350.

An examination of the 12 applications shows that of the plans for 5,035 residential units, 93 per cent of the total concern apartments.

The figures show that of the 5,035 total, 4,664 concern apartments with plans for only 371 houses.

Over the ten day period ahead, Cairn Homes have lodged four separate SHD schemes totalling 1,898 residential units for the capital.

The Cairn Homes plans concern 534 ‘build to rent’ apartments for a site at Barrington Tower, Brennsantown Rd, Dublin 18; 503 apartments and 118 houses for a site at Estuary West Lands at Holybanks, Swords, Co. Dublin.

Cairn Homes has also lodged plans for 358 apartments and eight homes for Chesterfield, Cross Avenue, Blackrock in south Dublin with the home builder lodging plans for 377 build to rent apartments for a site at former Blakes and Esmonde Motors Site, Lower Kilmacud Road, Stillorgan Road (N11) and The Hill, Stillorgan, Co. Dublin.

Other large-scale SHD schemes include one scheme by J Murphy (Developments) Ltd for 645 apartments at Lands at Fosterstown North, Dublin Road, Swords, Co. Dublin.

    We must be getting close to full employment where anyone who wants a job can get one…..Don’t think any other European economy even Germany have our economic growth rates…..

    Meanwhile the rest of the country suffers on…plenty of land for accommodation here lads!!!

    And by rest of the country I mean rural towns and villages. Not Cork, Limerick, Galway, etc.

    @Grand: you are right – it’d be great if these companies would set up outside Dublin.

    IDA don’t give grants to foreign companies setting up in Dublin any more. And still the companies want to set up in Dublin.

    These companies need to be close to population centres to attract workers.

    @Larry Leary: “supported by” means the IDA will take the credit for attracting the company to Ireland. :-) IDA have been working on this one for several years.

    But they won’t get any grants from IDA.

    MSD have a facility in Swords that they are reopening, why would they head for the bog?

    In any event, where would you find 350 workers in rural Ireland?

    @Gary Foster: well if you’re commuting 45 mins to cross the city you might as well commute the same length of time outside the city. That’s why the government should be pushing big companies like this out the city even if it costs big money in the short term.

    @Tony Dowling: no, not wishing on any job losses, just highlighting the sneaky way the gov operate. Wouldn’t be surprised if there were job losses announced on friday, which would be drowned out in the news by another one of the govs big launches on the future of Ireland.

    Be nice to have 550 jobs in the county that will be most impacted by Brexit but we don’t have many motorways, integrated public transport or railroads to entice them with (anyone spot a theme with my posts yet!). Heather Humphries TD when questioned in the Dail about such enterprising suggestions as encouraging the IDA to view more prospective sites in Donegal (2 in the last year!) was “we’ll being from Cavan I’m quite jealous of the business already in Donegal”…all which have been here ten years or more still leaving us with high employment rates (nit the companies faults..). That’s the calibre of ministers we have…
