Take a look inside this impeccably finished period property in D4 - yours for €2.5m

31 Northumberland Road is a luxury five-bed townhouse which was once home to the Peruvian embassy.

AS FAR AS Dublin’s urban streets go, we’d hazard a guess that Northumberland Road is one that many people fantasise about living on as they pass by.

Rows of Victorian and Edwardian houses that don’t compromise on space and are a short walk to the city centre have always made this area in Dublin 4 very appealing.

On the market for €2.5 million, this semi-detached property has all the makings of a luxurious family home that’s ready to walk into. This is thanks to a massive renovation that took place in 2005. Once a twelve bedroom guesthouse, it now has five bedrooms and a floor area 408 m². For a time, and in more recent years, it was leased to the Peruvian embassy.

As it has two storeys, excluding the basement/garden level, steps lead up to the front door that goes on to a beautiful entrance hall complete with original arch, ceiling coving and tiled floor. Turn left for the two reception rooms (a living room and a dining room) with matching fireplaces, high ceilings and sash windows – all the features you would expect from a period property of its ilk.

To the right of the hallway is another sitting room and separate study that almost mirror the reception rooms in size. Next to the study is a WC along with an entertainment room, leaving no shortage of spaces to relax in.

Although these rooms make up what is called ground floor, the garden level underneath allows for a balcony off the dining room and a mezzanine that looks over the kitchen and more casual dining area. A spiral staircase leads down to this bright surprisingly bright level that’s also home to two of the bedrooms, one of which is en suite.

The garden level also includes a boot room, a shower room and a utility room. The open plan kitchen, which is fitted with plenty of units, has a big island and all appliances integrated, also has access to the patio. Of the two bedrooms on this floor, one has an en suite, but the other has direct access to the shower room.

The first floor is home to the main bedroom suite, which spans the width of number 31. It overlooks leafy Northumberland Road, enjoys solid wood flooring, a fireplace, ornate ceiling coving and two sash windows, which are all in great condition. The main bedroom also has a big walk-in wardrobe – and en suite bathroom, of course. The other bedroom may be half the size but it’s still large and also has an en suite bathroom.

The patio and the back garden is completely private and accessed at basement level from the bright kitchen, which makes up the newer part of the house. There’s plenty of space here for outdoor dining and BBQs.

The parking spaces to the front of the house mean it’s set well back from the road, which is sure to reduce any city street noise. And considering number 31 has Dublin on its doorstep, chances are the car will get comfortable in the garage that offers more parking, as well as storage, to the side of the house.

Not many would deny that this is a beautiful period home inside and out. When a home like this hits the market, ears prick up – whether it’s ears of those of us who can afford it, or those of us who just fancy a look.

31 Northumberland Road, Ballsbridge, Dublin 4 is on the market for €2,500,000 through Knight Frank.

A lovely house. The garden space is disappointing though.

I’d rather live in San Francisco where real estate is more affordble than D4 plus better lifestyle & weather! :-)

The type of people who can afford this house do not read The Journal.
