Price Comparison: What can I buy in Dublin 8 for under €550,000?

From a two-bed in Rialto to a three-bed on the South Circular Road.

LOOKING FOR THE perfect home but hoping to get as much bang for your buck as possible? Of course you are.

That’s why, every week, we pick four homes within a similar budget in one location, to give you a better idea of the property landscape right now.

This week, we’re heading to Dublin 8 and looking at properties on the market for under €550,000. 

Two-bed, end of terrace, Rialto – €375,000 

108 Rialto Cottages sits in a an enclave off South Circular Road. A smart remodelling of the interior ensures a bright and airy space that incorporates the kitchen, living room and dining space. The windows are double glazed but maintain the original sash look for added charm, while two roof windows introduce more light. There’s a double bedroom with a walk-in wardrobe, along with a shower room, also on the ground floor. There’s also the added benefit of a utility room.

The stairs lead to the converted attic that leads to a sunny rood terrace. There’s also a courtyard to the back of the house that’s accessed through the downstairs bedroom. Given its central location, the city centre is just a walk away while the LUAS and plenty of buses run through the area.

Three-bed, end of terrace, South Circular Road – €545,000

17 O’Donovan Road may date back to 1922 but has seen plenty of refurbishments since.  Inside comprises a hallway that leads to a big living room with its original fireplace and the into the kitchen that has a sliding door to the garden. A utility room with plenty of storage and a new bathroom completes the ground floor.

Three bedrooms sit upstairs, one of which has an en suite bathroom. The third bedroom is currently a home office making it ideal for anyone still working from home. To the front, there is a paved garden while a more private garden ad a decking area lives at the back.  Like all of the homes on this week’s list, the city centre is just a walk away.

Three-bed, end of terrace, South Circular Road – €475,000

6 O’ Carolan Road is another three-bed with great flow that also sits at the end of a terrace houses. Upon entering, the hall leads to an open plan living and dining room on the right. This gets natural light from both ends of the house with the front facing south. Back doors to the patio stand to the left of the galley kitchen kitchen and tiled shower room. 

There are three bedrooms upstairs. The largest is a double room that looks over the front of the house. Two smaller doubles makes up the back of this floor. For added character, two of these room have original cast iron fireplaces. For those who aren’t big gardeners but want to enjoy their own little patch, there is a low maintenance space and a paved patio seating area at the back of the home.

Two-bed, terrace, Inchicore – €425,000

18 Woodfield Terrace is a red brick townhouse that dates back to Victorian Dublin. Close to Inchicore and Kilmainham villages, everything is on its doorstep. Inside is made up of a welcoming hallway that leads to a living space full of period details such as original floorboards to sash windows. The kitchen and dining space looks out to the back garden, while a skylight add extra brightness. A family bathroom finishes off the ground floor.

Two generous double bedrooms sit upstairs and both of them have the original cast iron fireplaces. Although a terrace, the back garden as pedestrian access which is always a bonus for any renovations down the line.
